Off the plan/property investment sales are often handled by specialist’s investment groups.
Frequently they are not real estate agents at all but organization who market investment property either as their main business or as a sideline.
They include financial planners, accountants, mortgage brokers or investment property “specialists”. There are also investor and subscription based clubs. Collectively these groups run seminars, advertise and tele-market etc in addition to marketing to an existing clients base. They often claims things like exclusive access to the best available stock, or organize discounts or add-ons which distinguish them form others investment property sales organizations. Sometimes these claims are true and sometimes not.
This network source properties directly from developers or through property wholesalers. Investors are generally unaware of anyone receiving a commission other than the company they are dealing with. For instance there is one company in Australia which wholesales via a network of 1300 financial planners, accountants and mortgage brokers. This probably makes them the largest agent in the country but few have heard of them. If you choose to buy from an accountants, they are probably getting their stock from this agent.
